The Bluffton real estate market in 2026 and the Hilton Head Island real estate market are sending an important message to buyers and sellers: there is no single story that describes the entire Lowcountry.
Buyer activity remains healthy, inventory is limited in several segments, and homes are still selling. At the same time, properties are spending longer on the market, buyers have become more selective and pricing matters more than it did during the fast-moving market of just a few years ago.
For anyone considering buying or selling a home in Bluffton or Hilton Head Island, understanding what is happening within a particular location, property type and price range is increasingly important.
According to Charter One Realty’s August 2026 Lowcountry market report, pending and closed sales increased across the broader Hilton Head Area REALTORS® region over the previous 12 months, while the number of properties available for sale declined. However, the individual numbers for Hilton Head single-family homes, Hilton Head villas and Bluffton homes tell distinctly different stories.
The 2026 Lowcountry Real Estate Market at a Glance
Across the broader Hilton Head area, the 12-month period ending in August 2026 included:
- 5,490 closed sales, up 2.9%
- 5,550 pending sales, up 6.7%
- $545,000 median sales price, down 0.9%
- 2,057 properties for sale, down 3.7%
- 4.4 months of inventory, compared with 4.9 months a year earlier
At the same time, average market time increased substantially to 132 days, and sellers received an average of 97% of their final list price.
Those numbers point to a market that remains active, but one where buyers have more time to evaluate their options and sellers must pay closer attention to pricing and presentation.
Bluffton Real Estate Market: Strong Sales With Stable Year-to-Date Prices
The Bluffton market continues to attract buyers looking for everything from newer communities and primary residences to private golf communities, retirement homes and luxury properties.
In August 2026, Bluffton recorded 208 closed sales, a 3% increase compared with August 2025. At the same time, active inventory fell 17.4%, with 695 homes available for sale. New listings were also down 7.5%.
One number, however, deserves a closer look.
The median sales price for Bluffton homes in August was $531,225, down 9.9% from the same month in 2025. At first glance, that may sound like a significant drop in home values.
The broader 2026 numbers tell a different story.
Through August, Bluffton’s year-to-date median sales price was approximately $540,000, up 0.2% from 2025, while the number of closed sales increased 7.1%. In other words, overall pricing has remained relatively steady even as more homes have changed hands.
Monthly median prices can fluctuate depending on the mix of homes that happen to close during a particular period. A month with more lower-priced homes or fewer luxury transactions can move the median without necessarily indicating a broad decline in property values.
What Bluffton Buyers Should Know
For buyers, the Bluffton market offers an interesting combination of opportunity and competition.
Homes averaged about 130 days on the market in August, which means buyers generally have more time to evaluate a property than they did during the frenzied market of several years ago. At the same time, the decline in available inventory means desirable homes in sought-after communities can still attract significant attention.
This is especially important in Bluffton because comparing two similarly priced homes may involve much more than square footage.
Buyers should consider:
- Community and club fees
- Golf or social membership requirements
- New construction versus resale
- Home condition and potential renovations
- Flood and insurance considerations
- Amenities and lifestyle
- Location within the community
- Future resale appeal
A home in Belfair, Berkeley Hall, Colleton River or Palmetto Bluff, for example, comes with very different considerations than a home in Old Town Bluffton or a newer non-gated neighborhood.
Hilton Head Island Real Estate: Limited Home Inventory Continues
Hilton Head Island’s single-family home market looks quite different.
Only 216 detached homes were available for sale in August 2026, representing a 20.6% decline from the previous year. New listings fell even more sharply, down 24.1%.
The August median sales price for a Hilton Head single-family home reached $1,099,000, up 3.2% year over year.
Through August, however, the year-to-date median remained unchanged from 2025 at approximately $1.175 million. A total of 615 detached homes had sold during the first eight months of the year, 3.1% fewer than during the same period in 2025.
The key takeaway is that Hilton Head continues to have constrained single-family inventory, particularly in desirable resort, golf, waterfront and near-beach locations.
But limited inventory does not mean every home will sell immediately.
Hilton Head detached homes averaged 129 days on the market in August, up more than 28% from the previous year.
Buyers are still interested, but they are taking the time to compare condition, location, insurance costs, community fees, renovation requirements and overall value.
Hilton Head Villas and Condos Tell Another Story
The villa and condominium market offers buyers somewhat more selection.
Hilton Head had 443 villas and condos available for sale in August, a 2.8% increase from the previous year. New listings increased 8.7%, while closed sales declined 14.3%.
The August median sales price was $529,000, up 13.8% year over year. But once again, one month should not be viewed in isolation. Through August, the year-to-date median price was approximately $525,000, essentially unchanged from 2025.
Villa pricing can vary dramatically depending on location, ocean proximity, view, renovations, rental history and community.
For a buyer considering Hilton Head as a second home or investment property, those individual characteristics can be much more meaningful than an islandwide median price.
What Has Changed Since the Middle of 2026?
The August figures reinforce several trends that were already appearing in Charter One Realty’s mid-year 2026 market report.
Through June, Bluffton had experienced substantial year-over-year growth in buyer activity. Pending single-family home sales were up 16.2%, while closed home sales had increased 17.5%. Hilton Head Island also saw increased home sales during the first half of the year despite fewer new listings.
But another trend was emerging across both markets: homes were taking longer to sell.
At mid-year, Hilton Head single-family homes averaged 70 days on the market, up 37.3% from the previous year, while Bluffton homes averaged 78 days, up 25.8%.
By August, monthly averages had risen to 129 days for Hilton Head detached homes and 130 days for Bluffton homes.
That does not necessarily signal a weak market. Instead, it reflects a more deliberate marketplace where buyers are taking longer to make decisions and sellers have to compete more carefully for their attention.
What the 2026 Market Means for Sellers
The days when nearly any home could be listed at an ambitious price and receive immediate offers are largely behind us.
Today’s buyers have access to extensive property information before they ever schedule a showing. They are comparing pricing, condition, amenities, community fees, insurance costs and competing listings.
For sellers, that makes three things especially important:
Price the home for today’s market.
A price based on what a neighbor sold for two years ago may not reflect current buyer behavior.
Make presentation count.
Professional photography, thoughtful staging and strong digital marketing can make the difference between capturing attention and being passed over online.
Understand your specific market.
The market for a renovated home in Sea Pines is not the same as the market for a villa in Palmetto Dunes. Likewise, a luxury home in Colleton River operates within a different competitive environment than a house outside Bluffton’s private communities.
The broader statistics provide context. The right pricing strategy comes from understanding the homes competing for the same buyer.
What the 2026 Market Means for Buyers
Buyers have something they rarely had during the height of the pandemic-era market: more breathing room.
Longer market times can create opportunities to carefully evaluate a home, conduct proper due diligence and, depending on the property, negotiate price or terms.
But that doesn’t mean buyers should assume every seller is ready to make a deal.
Inventory remains limited in several desirable Hilton Head and Bluffton market segments. Across the Hilton Head association region, inventory above $1 million actually increased 12.4% during the 12-month period ending in August, giving luxury buyers more choices, while overall inventory declined. Pending and closed sales in the $750,000-and-up price ranges also increased.
For buyers looking at luxury, golf, waterfront or highly desirable Lowcountry communities, the best strategy is to understand what represents fair value before the right property appears.
Is Bluffton or Hilton Head a Buyer’s or Seller’s Market in 2026?
The answer depends on where and what you’re buying.
Hilton Head’s detached-home market has relatively limited inventory, particularly compared with last year. Hilton Head villas offer more selection. Bluffton has seen strong sales activity while inventory has declined, but buyers are still taking longer to make decisions.
That makes 2026 less of a simple “buyer’s market” or “seller’s market” and more of a property-specific market.
A beautifully updated home in a desirable community may face very different conditions than a property requiring significant renovations. A correctly priced home may generate interest while an overpriced neighbor sits for months.
This is why local knowledge matters.
Looking Ahead at Bluffton & Hilton Head Real Estate
The 2026 Bluffton and Hilton Head real estate markets remain active, but they are more nuanced than they were several years ago.
Bluffton is seeing increased transaction activity with relatively stable year-to-date pricing. Hilton Head continues to operate with limited single-family home inventory and prices above $1 million at the median, while its villa market provides buyers with more options. Across both markets, longer selling times mean buyers can be more deliberate and sellers need to be more strategic.
